Getting Ready to Sell

Interior

 

                - lightbulbs

                                - can have different color temperatures

                                                - a 5000K lightbulb looks much different than a 3200K

                                - Modern lightbulbs don't get as hot, so you can often safely install a brighter one

                - first impressions are important

                                - spend effort on first room people will see

                - clean

                                - bathrooms and kitchens should be immaculate

                                                - fix caulk

                                - baseboard molding

                                - windows

                                - stains on carpet

 

Bathrooms

                - Must be immaculate

                - Replace deteriorating caulk

                - clean grout between tiles if it has turned gray

                - clean glass shower doors

                - paint an outdated vanity

                - update hardware

                                - bathroom usually just needs a few knobs

 

Living Room

                - Paint an accent wall a different color

                                - Quick, easy, and inexpensive upgrade

                                - Adds interest and modern vibe

 

Kitchen

                - install glass panels in cabinet doors to make them look more expensive

                - easy to tile the backsplash

                                - doesn't have to be totally waterproof

                                - doesn't have to hold any weight

                - Hide your old toaster oven and pressure cooker

                - Put away your refrigerator magnets

                - Add wine.  Bottles of wine are always classy. 

                - Add a bamboo banana hanger.  Everybody needs a banana hanger. 

 

Closets

                - remove all the old lady clothes

                - hang three or four nice young professional articles on decent wood hangers

                - make the closet look huge

 

Bedroom

                - Iron sheets

 

Basement

                - Paint it

                                - seal dust

                                - reduce moisture

                                - looks brighter

                                - turns dingy basement into a happy, liveable space

- Many buyers don't know the difference between a furnace and a hot water heater

- clean everything

- wipe down the furnace, the pipes, the sump pump... everything 

- shoot some spray paint on anything that looks old and rusty

 

Exterior

 

                - fertilizer

                                - Cheap and easy

                                - Makes your grass look greener

                - trim bushes

                - plant flowers

                - edge driveway and walkways

                                - cutting a nice straight edge on grass to give lawn finished look

                - fresh mulch can do wonders

                - wash everything

                                - Power wash Siding

                                - Power wash sidewalk

                                - clean windows look nice and also make rooms brighter

                                - whiten gutters

                - Dispose of garbage

 

 

Decorate for young people

                - Little old ladies don't buy many houses

                - Ruthlessly put away old person stuff

                - add stuff successful young people can relate to

                                - Shoes, Coat, designer handbag, sunglasses, etc.

                                - laptops, flat panel tv's, iPad, etc.

                                - books and magazines

                                - artwork

                                - Starbucks

                                - you may hate it all, but this isn't about you

 

Take awesome photos

                - Everybody is going on the internet and looking at photos.  They HAVE to be perfect. 

                - Have a plan

                - Take a LOT of pictures, but pick out the best ones and get down to about 20 photos

                - Photos don't have to be of rooms

                                - view out the living room window

                                - the playground

                                - the neighborhood

                                - the landscaping

                                - the new furnace

                - Don't take same photo 5 times

                - Don't take photos in the rain

                - Don't take photos with a cheap camera

                - Ensure good lighting. 

                                - Natural light is best

                                - Play with curtains. 

                                - Bring in lights if necessary.

                                - If you have to flash, bounce it off ceiling so it is less harsh

                                - Eliminate bright and dark spots

                                - Avoid mid day when sun is harsh

                                - Add some temporary lights and take a night shot

                 - Accessorize so the room tells a story

 

                - Declutter

                                - There is no reason to have all your crap lying around in the photo

                - Remove furniture to make rooms seem more spacious

                - Use wide angle or panorama mode to stitch photos together when you can't step back

- Use a tripod and a timer, so the camera does not shake at all
